Property Finder in Madrid for International Buyers

Buying a luxury home in Madrid from abroad shouldn't mean weekends of disappointing viewings. Joseph Realty is a boutique property finder and buyer's agent in Madrid with more than 26 years of experience. We work only for the buyer: we search, filter, negotiate and see the purchase through to completion, across both listed and off-market properties in the city's prime neighbourhoods.

What does a property finder in Madrid do?

A property finder, or buyer's agent, represents you, not the seller. Traditional agencies are paid to sell their own stock; we are paid to find the right property for you, wherever it is listed, or whether it is listed at all.

  • Defining the brief: location, size, layout, light, building type, budget and investment horizon.
  • Searching the whole market: agency listings, developer launches and the private, off-market network that never reaches the portals.
  • Filtering before you travel: we visit first, so you only view the homes that truly fit, in person or by private video tour.
  • Due diligence: legal status, charges, licences, building condition and real market value.
  • Negotiation: price, timings and conditions, backed by comparable transactions street by street.
  • Completion and beyond: coordination with your lawyer, notary, bank, architect or interior designer.

Who we work with

  • International buyers relocating to Madrid from the US, UK, Latin America and the rest of Europe.
  • Investors and family offices looking for prime residential or singular assets.
  • High-net-worth individuals who value discretion and a single point of contact.
  • Spanish buyers who prefer to delegate the search and the negotiation.

Where we search: Madrid's prime neighbourhoods

  • Barrio de Salamanca (Castellana, Recoletos, Goya, Lista): classic buildings around Serrano, the city's luxury axis.
  • Almagro and Justicia: stately buildings and quiet streets close to the Castellana.
  • Jerónimos and Retiro: next to the Retiro Park and the Prado, among the most exclusive addresses in Spain.
  • Chamberí and El Viso: family-oriented, with villas and boutique buildings.
  • La Moraleja: detached villas, gardens and international schools, 15 minutes from the centre.

Access to off-market properties

Many of Madrid's finest homes are never advertised. At this level, owners often prefer a private sale: no portal listing, no signs on the balcony, only qualified buyers. Through our network of owners, family offices, lawyers and fellow agencies, we present opportunities that are invisible on the open market.

Frequently asked questions

Can I buy property in Madrid without travelling to Spain?

Yes. Viewings can be done by private video tour, and the purchase can be signed through a power of attorney granted to your lawyer. Many international clients travel only once, for the final viewing or the handover.

Do foreigners need an NIE to buy property in Spain?

Yes. An NIE (foreigner identification number) is required to buy property and open a Spanish bank account. We coordinate it with your lawyer early in the process.

What are off-market properties?

Homes for sale privately, without public advertising. They are common in the luxury segment, where owners value discretion.

Which are the best areas to buy luxury property in Madrid?

Barrio de Salamanca, Jerónimos, Almagro, Justicia, Chamberí, El Viso and La Moraleja are the most sought-after. The right one depends on lifestyle, schools, property type and budget.

How is a property finder paid?

The buyer's agent fee is agreed in writing before the search begins, so you know from the outset exactly what the service includes.
